Who may move in?

The apartments are intended for students of all kinds, including dual-study or part-time students, pupils, apprentices and people working in social or healthcare professions, for example nursing or elderly care, charitable organisations, street work, traineeships or childcare. Company apartments may be possible depending on availability. Each apartment is intended for one person only; pets are not permitted and the apartments must remain smoke-free.

Where is the property located?

The property is located in Markt Schwaben, around 25 km east of Munich. The area offers well-developed local infrastructure with restaurants, bars, shopping options and leisure attractions; Therme Erding is also about 15 minutes away by car. The apartments are directly by the S-Bahn station, from where Munich Central Station can be reached in up to 20 minutes.

How large are the apartments and how are they equipped?

They are 55 one-room apartments ranging from 16 to 25 m². Each unit has its own bathroom with shower, toilet and sink, plus a kitchenette with sink, microwave, stove, extractor hood and fridge.

How are the apartments furnished?

Each apartment comes with basic furniture: a desk/dining table with chair, a wardrobe, a 90 x 200 cm bed frame without mattress and a coat rack. Please bring your own suitable mattress.

What do the apartments cost and what is included in the rent?

The apartments are rented fully inclusive. Depending on size, the rent is usually between €550 and €750, plus a flat utilities fee of approx. €200 covering electricity, heating, hot water and internet. The deposit is around €1,600 to €2,300. Not included are the broadcasting fee and an optional cable-TV connection.

What are the building's energy features?

The building was constructed in 2015, is heated with district heating and has energy class A. Solar panels on the roof also cover part of the electricity demand, making it a very low-emission building with modern technical standards.

Is there a 360° tour?

Yes. The tour page lets you view a housing unit virtually before applying.

How do I find out about available apartments?

Currently available units are listed on our apartments page. If nothing is free at the moment, feel free to contact us by email at hausverwaltung@fl-wohnen.de – with as much detail about yourself as possible, we'll add you to our internal waiting list.

Can I apply entirely on my smartphone?

Yes. The application flow is mobile-first. Details, housing request and documents can be submitted directly from a smartphone.

Which documents are required?

For the application, the usual documents are a self-disclosure form, a Schufa credit report, proof of study or employment, proof of income and a copy of your identity card. The self-disclosure form is sent on request.

How are uploaded documents handled?

Documents are used solely to review the application and are stored securely. Please only upload documents if you are entitled to submit them.

Is internet included and how does access work?

Yes, internet is included in the all-inclusive rent. The living/bedroom has a network socket (CAT5) where you connect your own router, which then provides your personal Wi-Fi. A FritzBox is usually overkill here; a compact, low-cost travel router/access point (e.g. TP-Link TL-WR902AC for around €25) is perfectly sufficient. The central technical room is fed by two redundant Vodafone lines at 1,000 Mbit/s each, so the connection stays stable even if one line fails.

Are there washing machines in the building?

Yes. There is a central laundry room on the ground floor with 4 Miele washing machines and 2 dryers. The machines are paid for and started conveniently via the free AppWash app; each cycle usually costs between €1.50 and €3.

Is parking available?

The property has 12 car parking spaces – six directly on the street and six in the inner courtyard. Parking is only permitted on the marked spaces.

How are the apartments heated?

The living/bedroom is warmed by a district-heating radiator, and the bathroom by an electric wall heater. Hot water for the bathroom and kitchen is provided by an instantaneous water heater.

Do I have to pay the broadcasting fee (Rundfunkbeitrag / GEZ) myself?

Yes. The broadcasting fee of approx. €18 per month is not covered centrally. Each household registers itself and pays the fee on top of the rent.

Is there a TV connection?

Every apartment has a TV/cable connection. Due to the reform of the so-called "Nebenkostenprivileg", cable fees are no longer covered centrally – if needed, you register the connection yourself (approx. €10 per month).
